• Mortgaged property counts at its full purchase price rather than at the equity you hold, with your bank issuing a guarantee letter in the format the authority specifies.
• Off-plan units are reported to qualify from registration rather than on completion, which pulls the timeline forward by years for anyone buying into a payment plan.

The categories that opened up
The second shift is about who the visa is aimed at, and it has moved away from capital.
Professions now in scope
Reporting through the year points to nurses, teachers, e-sports professionals, digital and content creators, and Waqf donors being brought into scope, alongside specialists in AI, data science and clean energy.
That list reads differently from the old one. It is less about what you own and more about what you do, and whether a UAE body will vouch for it.
The salary line most people miss
For the skilled specialist route, the number that decides things is a monthly salary of approximately AED 30,000, set under the Cabinet Resolution governing this category.
The detail worth reading twice that figure is assessed on basic salary, with allowances excluded. A package that looks comfortably above the line can fall below it once housing and transport are stripped out, and applicants tend to discover this late.
Academic thresholds for students
The student route still asks for genuine performance reportedly around 95 per cent for secondary students in UAE schools, and a grade point average near 3.5, rising to roughly 3.8 at top-ranked global universities.

Consular support : The change nobody expected
This one isn't an eligibility rule at all, which is exactly why it's been overlooked.
The Ministry of Foreign Affairs, working with ICP, announced a consular support package for Golden Visa holders, introduced at GITEX in Dubai and now available to holders. What it provides is practical help abroad rather than anything to do with your application.
• An emergency return document where a passport is lost or damaged outside the country, issued in a window described as roughly 30 minutes.
• A dedicated round-the-clock helpline for emergencies and queries.
• Assistance during crises, including conflicts and natural disasters.
• Coordination of repatriation and burial arrangements.
Access runs through the ministry's website and app, with a dedicated hotline published for holders.
That moves the Golden Visa a step closer to the protection a passport offers. For families splitting their lives between India and the Emirates, it is not a footnote.
Family rules, loosened
Reporting also points to the sponsorship side easing, with the upper age limit on sponsored children relaxed under stated conditions, and spouses able to hold permits matching the holder's own term.
What hasn't changed
Three things are worth stating, because the noise around every rule change brings fresh misinformation with it.
• There is still no lifetime Golden Visa. Reports of one circulated widely and were denied by ICP. Visas run approximately five or ten years and are renewed.
• There is no nationality-based route. Indian applicants are assessed on the same categories as everyone else.
