UAE Golden Visa Requirements for Indians: Documents, Eligibility & Conditions

There is no Golden Visa document checklist.
That's the first thing to understand, and it's why so many Indian applicants waste months. People assume there's one list, gather what looks reasonable, and discover the evidence they needed was completely different from the evidence they brought.
A property investor and a PhD holder are applying for the same visa under rules that share almost nothing. One is proving ownership and payment structure. The other is proving professional standing, often with a letter they can't obtain themselves.
And in some categories you don't apply at all. You get nominated.
So here's what each route actually requires, what everyone needs regardless, and the conditions that come attached once you have it.
Check eligibility before you gather a single document
ICP publishes an eligibility checker on its Golden Residency pages. It takes minutes and it tells you which category, if any, you fall into.
Do that first. Every requirement below is category-specific, so preparing documents before you know your route is how people end up with the wrong file.
Eligibility and evidence, category by category
Investors
Duration depends on what you invest in. Public investments carry a ten-year residency; real estate carries five.
The official requirement is a minimum capital of AED 2 million, held either as property ownership or as a contribution to an establishment paying at least AED 250,000 a year in taxes.
What you'll be evidencing:
• Documentation from the relevant land registration authority confirming ownership at the required value, for property routes.
• Proof of the capital or the establishment's tax contribution, for public investment routes.
• Evidence of payment status and ownership structure, not just the headline valuation.
That last point causes the most trouble. Meeting the AED 2 million figure does not guarantee approval on its own. How the property is owned, whether it's mortgaged, and how much has actually been paid all feed into the decision.

Entrepreneurs
A five-year residency for founders of innovative or technical projects.
The stated requirements are proof of an innovative or technical project, documents establishing the project's value, and a letter from a business incubator or the relevant authority in the emirate.
The endorsement is the hard part. An accredited incubator or authority has to vouch for the project, which means the application depends on a third party you need to approach and convince before you file anything. ICP publishes a minimum project value for this route, so confirm the current figure there rather than relying on a number quoted in an article.
Exceptional talent and rare specialisations
Ten years, and the broadest category. It covers doctors, scientists, inventors, creatives in culture and the arts, executive directors, athletes, PhD holders, and specialists in priority scientific and engineering fields.
Requirements are sub-category specific, and typically include recommendation letters and accredited degrees. Which body issues that recommendation varies by profession, and in several sub-categories it must come from a UAE authority rather than your current employer.
Reporting through 2026 indicates this route has widened to take in professions including nursing, teaching, and AI and data specialists. Criteria here change more often than elsewhere, so verify your profession on the ICP portal before assuming you qualify.
Outstanding students
Five years for high-achieving secondary students, ten for top university students.
Requirements are certificates of excellence and recommendation letters from the school or university. Academic thresholds apply and have been revised, so confirm the current marks and GPA requirements with ICP rather than from a summary.
Humanitarian pioneers and frontline heroes
Ten years, for recognised humanitarian contributors and frontline workers.
Evidence takes the form of certificates of appreciation, documentation of humanitarian contribution, or at least five years of service.
What every applicant needs, whatever the route
Beyond your category evidence, expect to provide the standard identity and residency set:
• A valid passport.
• Recent passport-format photographs.
• Proof of your current status and, where relevant, UAE residence or tenancy documents.
• Health insurance where applicable to your case.
Documents issued in India will generally need to be attested or legalised, and translated where they aren't in English or Arabic. Build time for that into your planning, because attestation is usually the slowest step in the whole process.
The nomination route
Worth knowing about, because it changes how you approach the whole thing.
ICP operates a nomination request service for Golden Residency alongside the standard application. For some categories, particularly within exceptional talent, the pathway runs through nomination by a UAE entity rather than a self-submitted application.
If your category works that way, gathering documents and looking for a portal to upload them to is the wrong first move. Securing the nomination is.

Conditions attached to holding it
Approval isn't the end of the requirements. Four conditions govern the visa afterwards.
Renewal
The visa is renewable, but renewal depends on continuing to meet the conditions of your category. Sell the qualifying property, wind up the project, or lose the professional standing the visa was granted on, and your position at renewal changes.
Time outside the UAE
One of the real advantages. Golden Visa holders can remain outside the UAE for longer than the six-month limit that applies to ordinary residence visas, without automatically losing residency.
Family sponsorship
You can sponsor family members, including a spouse and children, on your own visa. Each dependant carries their own application and costs, so a family application is a larger exercise than a single one.
Residency formalities
Once approved, applicants aged 18 and over complete a medical fitness test and apply for an Emirates ID. ICP also operates a multiple-entry permit specifically for entering the UAE to finalise Golden Residency procedures, which matters if you're applying from India and need to travel in to complete the steps.
What the requirements do not include
Three things worth stating plainly, because misinformation in this space is heavy:
• There is no India-specific Golden Visa scheme, and no nationality-based route. Indian applicants qualify on the same categories as everyone else.
• There is no lifetime Golden Visa. ICP denied those reports in July 2025. Visas run for five or ten years and are renewed.
• ICP has stated that applications are handled through official government channels within the UAE. A legitimate adviser assesses eligibility and prepares documents nobody sells approvals.
