Two paths, with different terms. Public investment carries a ten-year visa; real estate carries five.

The published threshold is a minimum capital of AED 2 million, either as property ownership or as a contribution to an establishment paying at least AED 250,000 a year in taxes.

Buying a property at that value does not by itself guarantee approval. The ownership structure, payment status and supporting documentation all have to satisfy the authority.

Entrepreneurs

Five years, aimed at people building innovative or technical projects.

You'll need documents establishing the project's value and a letter from an accredited business incubator or the relevant authority in the emirate. The endorsement matters as much as the numbers.

Exceptional talent and rare specialisations

Ten years, and the widest category in practice. It covers doctors, scientists, researchers, inventors, creative professionals, athletes, executive directors and PhD holders, among others. Evidence requirements vary enormously by profession, and several sub-categories need a nomination from a UAE authority rather than a self-submitted application.

Reporting through 2026 indicates the talent route has broadened to include professions such as nursing, teaching and AI and data specialists. Criteria here move, so confirm your profession on the ICP portal rather than relying on a summary.

Outstanding students

This is the category with no financial threshold, and the one most people never look at. High-achieving secondary students can receive five years, top university students, ten. Applications rest on certificates of excellence and recommendation letters from the school or university.

Humanitarian pioneers and frontline heroes

Ten years, covering recognised humanitarian workers, volunteers and frontline contributors who meet the stated recognition and contribution requirements.

How to apply

The process is short to describe and slow to prepare for.

• Identify your category first. Everything else follows from it, because the evidence required is category-specific.

• Gather your proof. Property documents, project valuations, degree certificates, employment records, nomination or accreditation letters, as your route demands.

• Apply through official channels. Federal applications go through the ICP website or the UAEICP app. In Dubai, GDRFA Dubai handles it, and approved service centres can submit on your behalf.

Two things worth knowing before you commit

The Golden Visa attracts a lot of noise, and some of it costs people money.

There is no lifetime Golden Visa

Reports of a permanent or lifetime Golden Visa for particular nationalities circulated widely in 2025 and were denied by the ICP. Visas are issued for five or ten years and are renewed on the conditions of your category. If a scheme sounds unlike anything on the official portal, check it there before acting on it.
